[00:49] background, multitask. Like, give
[00:51] yourself the gift of being present. So,

[00:59] in one of the most incredible times in
[01:01] this business in our entire lives where
[01:04] the promise of technology has always
[01:06] been grow your business and save more
[01:08] time and technology can actually do that

[01:14] and witness live today is all the things
[01:17] that you wish technology did. We always
[01:20] wondered, well, how do I actually do
[01:21] that? So, I want to share just some
[01:24] motivation and you'll see this is a
[01:26] reoccurring theme. So, this is my buddy
[01:28] and client Aaron Buckbinder. Aaron used
[01:30] the same system that we're going to talk
[01:31] about today. And when I met Aaron, he
[01:33] was at 350,000. Now, he's at two and a
[01:36] half plus million dollars a year. And he
[01:38] takes more vacations with his family
[01:40] than he did even when he started. Not
[01:42] because of money, but because of time.
[01:44] And the reason I share this with you is
[01:47] because I want us to all play full out
[01:49] with the team that if somebody else can
[01:51] do it, so can I. These are your

[01:57] 24 hours in a day. So for the next 75

[02:03] make you all of our clients. So what
[02:06] that means is all of the things that we
[02:07] are going to show you today are what is
[02:09] inside of our coaching program. how it
[02:12] works, the system, how easy it could be.

[02:16] skills you need, if you can copy, paste,
[02:18] read, and follow directions, you're in

[03:21] agents earn, and I'm so proud of this
[03:22] number, over $600 million of commissions
[03:25] over the last eight years. We've spent
[03:27] more than 17,000 hours growing and
[03:30] coaching Compass agents. We have the
[03:32] largest coaching community for Compass
[03:34] Agents in America. And by Inman, they
[03:36] say we're the type of company that's

[03:40] estate. Now, all of that stuff is great,
[03:43] but here's where this all started. I was
[03:45] 23 years old. I just got my license. I
[03:48] look like I was 12 years old. I
[03:50] definitely bought my shoes and my
[03:52] clothes from the clearance rack. The
[03:54] first networking event I went to, I had
[03:56] white tube socks and people literally
[03:58] laughed at me. And from that moment, as
[04:01] a 23-year-old young adult, I've been on
[04:04] this quest for information,
[04:07] like how can I grow? How can I make this
[04:10] easier? And what I always found was
[04:12] people don't care about what to do. They
[04:14] want to know how to do it. Now, this
[04:17] stuff is the fundamental of where we are
[04:19] today and how we got here. So, you know,
[04:21] I always like to say I spent 13 and a
[04:23] half years of my life doing the job that
[04:25] you do every day. And I just want to
[04:27] raise my hand and acknowledge that I
[04:28] think the job of an agent today is the
[04:31] most challenging job in America. Why?
[04:34] Because what you do on a day-to-day
[04:36] basis is five to seven corporate jobs.
[04:39] Name me one corporation. Some be the
[04:41] head of marketing, head of sales, head
[04:42] of customer service, head of um
[04:46] accounting, so on and so forth. You do
[04:48] five to seven jobs. But here's our why.
[04:52] And I'll let you know me a little bit
[04:54] better. And look, we're so passionate
[04:56] about what we do. And this is why. When
[05:00] my son was born,
[05:01] listen,
[05:01] I went to every doctor's appointment.
[05:03] I went to I did every single nighttime
[05:07] feeding. All of it. Then when my
[05:10] daughter was born, I had this stupid
[05:12] idea that, oh my god, I'm gonna have a
[05:14] princess. So, I need to wake up at four
[05:16] o'clock in the morning. I need to go to
[05:18] the gym. I need to grind, right? I need
[05:21] to hustle. Hustling and grinding is
[05:23] stupid. But I didn't know that. Now,
[05:27] every action has an equal and opposite
[05:30] reaction. So, if you were my friend back
[05:32] then on Facebook, you would see videos
[05:34] of when I went to pick up my daughter.
[05:36] In my mind, I'm like, I worked this
[05:37] whole day all for her. And I go to pick
[05:40] her up and she's like, "Away me. Await
[05:42] me." I couldn't take a nap with her. I
[05:45] couldn't feed her a bottle. I literally
[05:47] used to have her picture on my phone
[05:49] because when we go out, if I don't have
[05:51] this in an abundance of pictures,
[05:52] somebody could think I literally
[05:53] kidnapped this girl. Now she was around
[05:55] 5 years old. Compass had acquired my
[05:57] brokerage in 2018. And when I started
[06:00] working there, I was home more, right?
[06:02] Like it was some more balance all this.
[06:04] So one day and this day changed the
[06:07] entire trajectory of my life and is
[06:09] really the why behind what we do. Now,
[06:12] she says, "Daddy, I was really mean to
[06:14] you when I was little." And I'm like,
[06:16] "Oh, hell yes." Here comes that apology
[06:18] I've been waiting for. And what she said
[06:21] next was the most shocking and hurtful
[06:24] thing I ever heard in my life. She goes,
[06:26] "Do you know why?" And I go, "No,
[06:28] Valentina, why?" She goes, "Because you
[06:31] were like a stranger."
[06:33] She goes, "You were never here, and when
[06:35] you were here, you're on your phone all
[06:37] the time. So, I was mean to you because
[06:38] I really didn't know you.
[06:42] I don't know about all of you, but that
[06:45] whole concept of whoever told you you
[06:48] couldn't have everything is full of
[06:49] They just didn't know how to give
[06:50] it to you. So, you know, our concept of
[06:52] double your revenue without burning out
[06:54] or build a business that fits into your
[06:56] life. Those aren't just like words that
[06:58] we put on a page to look cool. It is
[07:01] something that is like deeply motivated
[07:03] from an experience I had. If I could
[07:04] save one person from doing that, I my
[07:08] mission's been accomplished. As you can
[07:10] see from Aaron, he is more present. He's
[07:12] more here. And that is why we do what we
[07:15] do. I don't know about all of you. Hit
[07:17] yes in the chat if you're at this place
[07:18] in your life where you're like, "Okay, I
[07:20] know technology exists, but I want to be
[07:22] more present. I want to go my business,
[07:23] and I also want to have a life and
[07:25] family." Hit yes in the chat if that's
[07:26] you. It should be everybody.
[07:31] Nobody got into this business to, you
[07:34] know, freedom, flexibility, limitless
[07:36] income. No freedom, no flexibility, and
[07:38] maybe or maybe not limitless income.
[07:40] Like, that's not what we're born here to
[07:42] do. So, here's where we are as an
[07:44] industry. People are leaving this
[07:46] business in record numbers, right? That
[07:47] whole COVID, that whole COVID like the
[07:49] Domino's guy could sell a box. That
[07:51] whole era is over. Technology has
[07:54] changed how consumers are choosing
[07:57] agents. This is the thing you have to
[07:59] pay the most attention to. I can blame N
[08:02] for every problem in this industry and
[08:03] don't even get me started on what I
[08:05] really think about them. But here's the
[08:06] thing. Every single training that exists
[08:08] today on AI only tells you one thing. AI
[08:11] can do all this stuff for you, but what
[08:13] about what it can do for your consumer?
[08:15] If you're not thinking about that, and
[08:17] the byproduct of it is is
[08:18] hyperpersonalized experiences, more
[08:20] commission compression, and more
[08:22] pressure on you. So where from my
[08:25] perspective this is the biggest
[08:26] opportunity that we will ever have in
[08:28] our lives to grow our business. Like do
[08:31] you realize that being the number one
[08:33] agent in your market now just gets you
[08:35] in the door? That's it. The playing
[08:37] field is flat.
[08:39] And what we're going to show you today

[14:57] middle of all this, you're supposed to
[15:00] prospect, learn new things, spend time
[15:02] with your family, put your kids to bed,
[15:04] connect with your friends. Who here
[15:07] feels that being an agent today is just
[15:09] absolutely exhausting.
[15:12] I I'm going to say yes, right? Hit yes

[15:17] person's day over and over again. So we
[15:20] go back to the same core promise of how
[15:22] do we grow revenue and how do we get our
[15:24] time back because this is the true

[16:43] notes? And ultimately, when we talk
[16:46] about this shift of agents that use AI
[16:48] versus don't, you guys can I'm going to
[16:50] ask you at the end of this at the end of
[16:52] this demo, you tell me who's more
[16:54] adequate, the agent showing up winging
[16:56] it or just presenting everything or
[16:57] somebody with the AI personalized
[16:59] approach.

[17:03] to know. A prompt is what you type into
[17:05] the box. It's very basic, but garbage
[17:07] in, garbage out. I got at least 10
[17:09] emails that says, "Why does my AI give
[17:11] me such bad information?" Well, it's
[17:13] what you put into it. If I write, "Help
[17:15] me prepare for my listing," I'm going to
[17:18] get generic information. A super prompt
[17:20] is something that we've created for our
[17:22] clients based on 17,000 hours of
[17:24] coaching. Literally, you copy paste. It
[17:26] does the work for you. So, you don't
[17:28] have to be a prompt engineer. You just
[17:29] have to be an agent that uses a system.
[17:31] So, you could focus on being an agent
[17:33] and we can figure out the technology. So
[17:35] it does work for you.
[17:37] Now, as you can see, I'm very, very,

[17:41] do this demonstration, it's like light

[21:01] is not a real estate fair housing
[21:03] violation and in the best interest of
[21:04] the client who's selling their home.

[21:12] magic happens.

[21:18] multi-prompting, right? Because it
[21:20] builds on the information. If you try to
[21:21] copy it all at once, it's going to go

[21:31] their motivation. She and her husband
[21:33] own two homes. We know what she's most
[21:35] excited about, what she expects from her
[21:37] agent, previous disappointments, biggest
[21:39] concerns, underlying emotional drivers.
[21:43] Now look, here's one thing to keep in
[21:45] mind. There are a lot of you that are
[21:46] going to think that this is a lot of
[21:48] information. You might feel overwhelmed,
[21:49] but the reality is you need to discern
[21:53] what you use. And can you honestly say

[23:35] my presentation based on what you know
[23:36] about the clients and reference the
[23:38] specific pages and why
[23:43] it always says to skip the compass stuff
[23:45] but I would say pick the one that you
[23:46] want in there international. This is not
[23:49] a home that requires international
[23:50] marketing
[23:52] pages that they condense. So this is
[23:54] telling you what to condense. Pages I
[23:57] would keep but reframe.
[24:00] So look at this. We are 4 minutes and 30
[24:02] seconds in here. We know about what the
[24:04] client wants. We know where to focus.
[24:06] And we know what to eliminate. And we
[24:08] have all of this data and unique
[24:10] information. And we have AI
[24:12] personalizing our pitch in real time.
[24:15] Now, one of the things that people don't
[24:18] often think about is what should they
[24:20] add into their presentation that's not
[24:22] there, right? One of the byproducts of
[24:24] AI is it's forcing hyperpersonalization.
[24:27] Everyone wants an experience that's
[24:29] curated for them. Our listing
[24:30] presentations are generic books meant
[24:32] for everybody. It's a complete opposite.
[24:35] A customized seller success plan. Your
[24:38] goals. It's repeating back what they
[24:40] told you is important. A preliminary
[24:42] home walkth through.
[24:45] A custom marketing strategy.
[24:47] A bring before and after examples, an
[24:49] estimated ROI sheet, competitive market
[24:52] positioning, a story framework, a
[24:54] marketing calendar, showing feedback
[24:56] process, communication agreement,
[24:58] pricing philosophy. There's all these
[25:01] different things for you to choose from.
[25:03] Now, we will go to what are the blind
[25:07] spots. Now, AI has an amazing ability
[25:10] because it has such a high queue of
[25:12] identifying emotional blind spots and
[25:14] triggers that us as humans would never
[25:17] pick up.
[25:20] Your biggest risk is solving the problem
[25:22] she told you she has while missing the
[25:23] problem she actually has.
[25:26] She doesn't need to sell. This is the
[25:27] biggest one. What she's really saying
[25:30] is, "I'm not desperate, so I'm hiring
[25:32] someone I truly trust." She hasn't
[25:34] emotionally let go of the house. and it
[25:37] literally tells you what to do. She
[25:39] doesn't trust the market. She distrusts
[25:40] realtors. She's looking for permission
[25:43] not to renovate. She wants to validate
[25:46] validation more than advice. She wants a
[25:49] consultant, not a salesperson. So, look
[25:52] at this. If this were my home instead of
[25:55] compass recommends. So, it's literally
[25:57] giving you a blueprint and a road map to
[26:00] follow. She wants certainty, not
[26:02] information. She doesn't want to feel
[26:03] like a number again. you're assuming
[26:05] price is the biggest issue. So this goes
[26:07] through all of these different blind
[26:09] spots. Now at any point I could say is
[26:12] condense this down to three things, five
[26:14] things. But here's the beauty of it.

[32:06] get what's the difference between what
[32:07] you teach in AI and what everyone else
[32:08] does is mine's about integration. I know

[32:17] you have the world's best technology
[32:19] platform as it is. So here's my
[32:21] question. In seeing that demonstration,
[32:24] what was your biggest takeaway? Drop it

[34:16] your client wants, you'll present them
[34:18] everything. That's the problem. So,
[34:21] here's the thing. Tony Oakley, I love
[34:22] Tony because Tony was my co-orker when I
[34:24] worked at Compass. So, he's always easy
[34:25] person to pick on. If Tony wants four
[34:28] things as an agent and you have no idea
[34:30] and you present three things, they're
[34:31] going to say, "Ah, this is not enough.
[34:33] Gone." Now, if you present six, seven,
[34:35] eight things, they're going to think
[34:37] either A, it's too much. I don't need
[34:40] all this stuff. I don't need to hire
[34:41] Tony. Or B, they're going to say, "Oh,
[34:44] he does six or eight things. We only
[34:46] want four. Let's cut his commission
[34:48] because he doesn't have to do all that
[34:49] work." How many people ever gone
[34:51] somewhere like, "I don't need all this
[34:52] stuff, so can I pay less?" I'm like,
[34:53] "Well, it's included in the service."

[34:56] brain. Subconsciously, I need to know
[34:59] that my agent can do these four things
[35:01] really well. You have demonstrable
[35:03] proof, a hyperpersonalized presentation,

[38:28] to Shurog and then when we joined forces
[38:30] it's even more robust. So what it allows
[38:33] is every touch point from first phone
[38:36] call to post close be documented so that
[38:39] there's a task for everything. So that
[38:41] allows me to step away and assign team
[38:44] members to do certain tasks while I'm
[38:46] gone. And because that is the blueprint
[38:49] to my business, it is so easy to bring
[38:52] on a new employee. Like tomorrow I have
[38:54] a actually today I have a new listing
[38:56] success manager starting and all I need
[38:58] to do is assign her tasks. So having
[39:01] that built out is why I was able to step
[39:03] away. And then with the super prompts,
[39:09] the amount like on average last year and
[39:14] prior, I'd have probably six to eight
[39:16] personal listings at any time. I have a
[39:18] team of 11, but that's for me
[39:19] personally.

[39:26] Compass One technology very simply, I'm
[39:29] going to blow your minds today how easy
[39:31] it is. Um, we have not lost a listing
[39:34] and I have 26 listings at this time and
[39:37] because of super prompts, two people got
[39:41] all those listings to market because of
[39:43] the speed we can do with AI partnering
[39:46] with us. So, um, yeah, I'm excited to

[40:16] honed in that I need to talk about the
[40:18] timeline, the experience working with
[40:20] me, marketing, and our communication
[40:23] guarantee. Like those are the three
[40:26] things I needed to focus on. It allows
[40:28] me to remove the noise because there's
[40:30] so many things we can talk about with
[40:32] Compass Delivers us, what we do, and it
[40:35] eliminates us having to overspeak and be
[40:38] pitched to basically. And so it really
[40:41] allows you to simplify your listing, go
[40:43] in there with a very direct plan. Um,
[40:47] and what it allows me to do is actually
[40:49] ahead of the appointment when I'm at
[40:51] home, I pull the tabs up that I'm going
[40:54] to speak about ahead of that meeting.
[40:56] So, as soon as I lift my, you know,
[40:58] laptop in there, I have my tabs and it

[41:20] this is our blueprint. every step from
[41:23] today to post close, we have itemized in
[41:26] this list. I have a team that we won't
[41:29] skip a beat. Everyone has an assignment
[41:32] and that we're consistent with every
[41:34] client that we have. And then I kind of
[41:36] scroll down and have them go through the
[41:38] marketing. We've outlined all the stages
[41:41] of three-phase marketing from private
[41:44] exclusive to coming soon to going live
[41:47] and all the steps that are involved in
[41:49] those steps. So when they're looking at
[41:51] this, they're leaning in and they're
[41:53] like, "Holy cow, we had no idea of all
[41:55] the things that you do." The beauty of
[41:58] this, this is the side that my team
[42:00] sees. And I go into the next is this is
[42:04] your client dashboard. You get to see
[42:06] the important tasks that are associated
[42:08] that you need to do. Um, you know, the
[42:11] next steps of getting your home prepped
[42:13] for listing, your photos, when
[42:16] everything is. And I scroll through
[42:19] this. Every document is in there so you
[42:21] can keep everything in one place there.
[42:24] There CMAs in there, insights, and we
[42:27] set up a live sale activity for your
[42:30] neighborhood. So as soon as I leave
[42:32] today, any new listing that comes to
[42:34] market in your neighborhood that goes
[42:36] pending or closes, you'll see the close
[42:39] price. And so it's like a real live CMA.
[42:42] And we have, this is a new thing Compass
[42:46] has added. We're able to add our listing
[42:48] presentations here for them to have
[42:50] access to. Um, we also put market
[42:54] reports in here. So, we have very
[42:56] wonderful flip books. So, I refer to
[42:59] that that we send you we we put in their
[43:01] their marketing um traffic reports there
[43:05] to see average showings, how many saves
[43:07] they have. And so, really explain that
[43:10] this is one place for everything. My
[43:12] team is here. And so when they see this,
[43:15] it's very impressive. I know that nobody
[43:17] is showing them. And I always tell them
[43:20] that your client dashboard is my
[43:24] commitment to deliver everything I'm
[43:25] promising to you today. And it really
[43:28] truly is that they have access on their
[43:30] phone. And so this is just a wonderful
[43:33] like it really starts establishing you
[43:36] as the right person for them. um
[43:39] especially being able to say full
[43:41] transparency and I always encourage you
[43:44] know them to if they're interviewing
[43:46] anyone else to uh you know ask them how
[43:50] do they keep them in you know up to date
[43:52] and what the next steps are like what's
[43:54] their way and and I'm sure they they
[43:56] probably won't have an answer for that
[43:58] and then when I go into for sure for
[44:01] this one um
[44:04] one second I have too many tabs open on

[44:10] I want to go into marketing and being
[44:12] very strategic and why compass. So
[44:15] compass allows me to have access to data
[44:19] so that I can strategically market to
[44:21] the right agents, the right buyers of

[44:29] guess. And so I pull up a listing. This
[44:33] isn't the listing of of my client. pull
[44:35] up another listing that's in a different
[44:37] neighborhood. And I'll explain why I do
[44:38] that in a moment. But what I like to go
[44:41] into is our listing tools. We have buyer
[44:44] demand and agent network. And so buyer
[44:47] demand allows me to take your price
[44:49] point and see how many buyers your
[44:52] listing price point pulls up. And so it
[44:55] allows me to be a little bit strategic.
[44:57] This is a 1.195 listing. If I pushed
[45:01] into 1.2, 2 those amount searches
[45:03] dramatically dropped and so the 1.9 one
[45:07] you know going down. So this is just a
[45:09] very good visual to kind of go over
[45:12] pricing and I always pre-pull the right
[45:15] listing that's similar to theirs. So I I
[45:18] I intentionally pick the right one so I
[45:20] know that there's a fluctuation because
[45:22] if you randomly do this there could be
[45:25] no fluctuation and doesn't prove a point
[45:27] at all. So, I make sure it's one that
[45:29] has some levels like this. And then I go
[45:32] into agent network. Agent network allows
[45:35] me to strategically market the right
[45:36] agents who have buyers in your
[45:38] neighborhood who know this neighborhood.
[45:41] I always do a VIP showing tour before we
[45:44] open to the public. And I'll know the
[45:46] right agents to target because I know
[45:49] who's bought and sold. So, I can click
[45:52] on Amy Hersay and I know that she's
[45:54] she's listed three in this neighborhood.
[45:56] she's listed, you know, she's bought
[45:58] with three. And this is the reason why I
[46:01] don't pull that neighborhood because I
[46:03] don't want them to see the agents that
[46:04] are buying and selling in their
[46:05] neighborhood. So, I use a sample of a
[46:08] different market, but it helps prove the
[46:10] point, right? And so, Compass allows me
[46:12] to get hyperfocused and know exactly who
[46:15] to target. And that's why that market uh
[46:19] feeder printout is gold. that gets me
[46:23] the listing almost like I it's probably
[46:26] one of the stamps that I know because I
[46:28] prepare it ahead of time. I have it
[46:31] there. I don't leave it behind. I have
[46:33] it nicely, you know, bounded, presented,
[46:36] but I keep it because it is gold. But
[46:38] this we use AI to actually go to all our
[46:42] major national international migration
[46:44] sites to know where our buyers are
[46:46] coming, what our buyer profile is, so we
[46:49] know how to adjust our ads and who to
[46:52] target to. And so it allows me to be
[46:55] very hyperfocused in marketing your home
[46:57] to the right people. And so it's very
[47:00] simple. It's usually four tabs. I do
[47:03] also pull their CMA on a different tab
[47:06] because it's interactive. And so it's
[47:08] just a lot easier than to look at pages
[47:10] on a book. Um, but I tell you, they they
[47:13] just look at you and they're just like,
[47:16] "Okay, I'm I'm done." Like, she's going
[47:18] to take care of me. So, uh, it's it's
[47:20] been instrumental in building our
[47:22] business. And year to date, right now,
[47:24] we have blown out last year's numbers.

[48:59] mom and see if it's a good idea." Like
[49:01] what what this comes down to is really
[49:03] like the decisions that we decide to
[49:05] make and where we want our business to
[49:07] go. So if you look at what we've gone
[49:10] through is we saw how AI prepared
[49:13] everything and then how Summerard
[49:15] literally just closes her clients with
[49:17] the information that was prepared with
[49:21] AI.
[49:22] So if you think about it, how many
[49:24] agents do you know that are showing up
[49:27] with literally an entire national
[49:29] digital advertising plan identifying the
[49:31] feeder markets, the arc types? That took
[49:33] two minutes for us to do. But a seller
[49:37] will think that you spend hours doing
[49:39] that. It's like what makes somebody an

[50:25] this area? Well, are you only looking
[50:28] for buyers in this area? No. And then
[50:29] you present the plan. Right? So, there's
[50:31] an art to all of this and how it
[50:32] connects together.
[50:34] So, I want you to close your eyes. We're
[50:36] going to do a brief visualization. I
[50:38] want you to imagine this.
[50:41] Imagine it is a summer evening. You're
[50:44] at your favorite restaurant. You're
[50:46] sitting outside.
[50:48] It's the golden hour where you can see
[50:51] those orange and pink hues as the sky
[50:54] fills up on a slightly cloudy day as you
[50:58] feel the wind on your skin. You're
[51:00] sitting in front of the people that you
[51:02] love the most and you have this awkward
[51:04] little feeling in your stomach and you
[51:06] kind of glance down at your phone
[51:08] wondering why it's not ringing or
[51:09] checking to see if any of your clients
[51:11] call you. No messages, no new emails,
[51:13] and no mis calls because you have AI and
